How are leads qualified?
Every lead is scored across 8+ distress signals: pre-foreclosure flags, auction notices, tax defaults, code violations, extended MLS off-market listings, owner-occupied vacancy, probates, and equity-depth analysis. Leads scoring 70+ are flagged as high-intent and surfaced to you. We verify owner contact info (name, phone, address) before any lead is marked deliverable.

What does "off-market" actually mean?
Off-market properties are not listed on MLS, Zillow, Redfin, or any public listing platform. They are identified through public record analysis — deed transfers, tax liens, probate filings, code enforcement records, and vacancy indicators. These are motivated sellers who aren't publicly advertising, meaning less competition and more negotiation leverage for you.

What happens if a lead has already sold or gone under contract?
We update ownership records weekly. On the rare occasion a property sells before you reach the owner, we provide a full replacement lead from the same city, at no charge, for 90 days from your subscription date. We don't want you paying for dead ends.

What contact information is included with each lead?
Each lead includes the owner's full name, last known mailing address, and a best-effort phone number where available. You get everything public record provides — no fabricated data, no "estimated" contacts.

Are these leads exclusive?
Leads are delivered to paying subscribers first, before any broader distribution. You're not competing with tens of thousands of PropStream subscribers on the same list. Exact exclusivity windows depend on your subscription tier.

What geographic areas do you cover?
We currently cover 6 metro markets: Atlanta, Miami, Houston, Dallas, Phoenix, and Las Vegas. Each city has 20+ pre-loaded off-market leads. We're expanding coverage monthly as we verify public record coverage in new markets. If you need a specific city,

Can I focus on just one city or zip code?
Yes. The dashboard has a search/filter UI where you can filter by city, property type, distress signal type, and motivation score. You can drill into exactly the zip codes you're targeting.

Is it $27/month or $200 per lead?
Both. $27/month gives you full data access — browse all leads, see distress signals, motivation scores, and owner contacts in the dashboard. $200/lead is for pre-qualified, hand-picked leads you want us to confirm and package for you as a standalone purchase. Most users start with the subscription and layer in individual lead purchases as needed.

Can I cancel anytime?
Yes. Cancel through your Stripe billing portal at any time — no phone calls, no retention scripts. You keep access until the end of your billing period. No refunds on a la carte lead purchases, but subscription cancellations are immediate.

How current is the data?
Ownership and distress signal data is refreshed weekly from public county records. There's an inherent lag of 2–6 weeks between a recorded event (foreclosure filing, deed transfer) and when it appears in public indexes — that's true for every platform, including PropStream. We flag which records were updated most recently so you can prioritize fresher leads.

Is this legal? Can I contact these owners?
All data comes from public county assessor and recorder records — deeds, tax liens, code violations, probate filings. This is the same data real estate professionals use every day. We are not a cold-calling list service; you're purchasing public record research, not pre-loaded phone numbers. Always comply with your state's telemarketing and real estate solicitation laws.

Do you sell or share my data?
Never. Your account data, search history, and purchases stay private. We don't sell lead lists, email lists, or user data to third parties.
